Guest Policy & House Rules

Welcome to our villa and thank you for choosing to stay with us. To ensure a comfortable, safe, and enjoyable experience for all guests, please review the following policies and house rules before confirming your booking.

Booking & Payment Policy

• 50% room rate is required to secure reservation and a balance of 50% is due 14 days before arrival. 

• Rates displayed are subject to availability, seasonal changes, and promotional periods. 

• Guests are responsible for ensuring all booking details are accurate before confirmation. 

• Additional charges may apply for extra guests, special requests, damages, or late check-out.

Check-In & Check-Out

• Check-in time: From 3:00 PM onwards. 

• Check-out time: Strictly before 12:00 PM. 

• Late check-out charges apply as follows: 

          • Less than 1.5 hours: RM1000 

          • More than 1.5 hours: Full one-night rate 

• We kindly ask for guests’ understanding as late departures affect cleaning schedules, transportation arrangements, and upcoming bookings. 

• Early check-in and late check-out are subject to availability. 

• A valid government-issued identification or passport may be required during check-in. 

• Self check-in instructions will be provided prior to arrival where applicable. 

• No luggage storage service is available after check-out time.

Security Deposit

• A refundable security deposit of RM1000 will be collected during check-in. 

• The deposit may be used to cover damages, excessive cleaning, missing items, rule violations, or additional charges incurred during the stay.

Occupancy Policy

• Only registered guests included in the reservation are allowed to stay overnight. 

• Maximum occupancy limits must be strictly observed. 

• Extra guest charges of RM35 per guest per night apply for groups exceeding 18 guests. 

• Additional floor mattresses are available upon request at RM80 per set per night.

Noise & Respect for Neighbours

• Quiet hours are between 10:00 PM and 8:00 AM. 

• Parties, loud gatherings, and disruptive behaviour are strictly prohibited. 

• Guests are expected to respect neighbouring properties and the surrounding community at all times.

Smoking, Alcohol & Illegal Activities

• Smoking and vaping are strictly prohibited inside the property. 

• A cleaning penalty fee of RM600 will apply if smoking is detected indoors. 

• Illegal drugs, unlawful activities, or dangerous behaviour are strictly prohibited. 

• Durians are not allowed inside the property. An additional RM600 cleaning fee will apply if violated. 

• Any violation may result in immediate termination of the stay without refund.

Property Care & Damages

• Guests are expected to keep the property clean and in good condition throughout their stay. 

• An additional RM600 cleaning fee may apply if the property is left excessively dirty or messy. 

• Kindly switch off all lights and air-conditioning units when not in use. 

• Strictly no water balloons are allowed within the swimming pool or house area. A penalty of RM300 will be imposed if any are found within the premises. 

• Any damages, breakages, or missing items must be reported immediately. 

• A replacement charge of RM350 per set will apply for any lost smart lock device, keys, or key sets provided during the stay. 

• Guests may be charged for repair, replacement, deep cleaning, or additional maintenance costs caused by negligence or misuse.

Amenities & Facilities

• Use all facilities, appliances, and amenities responsibly. 

• Children must be supervised at all times, especially near pools, balconies, stairs, or outdoor areas. 

• The host is not responsible for accidents, injuries, loss, or damage to personal belongings during the stay.

Housekeeping

• Housekeeping schedules may vary depending on the length of stay. 

• Additional cleaning services can be requested during the stay at RM730 per cleaning session. 

• Excessive mess requiring additional cleaning may incur extra charges.

Pets Policy

• Pets are strictly not allowed within the property. 

• Pets are only allowed with prior approval. 

• Additional cleaning or damage charges may apply.

Cancellation & Refund Policy

• Cancellation policies may vary depending on the booking platform, promotional rates, or selected package. 

• Refund eligibility is subject to the cancellation terms stated at the time of booking. 

• No-shows, early departures, or unused nights are generally non-refundable. 

• Change date requests are subject to a RM1000 administrative fee. 

• No change of dates is allowed within 14 days before check-in. 

• Any difference in room rates due to date changes must be paid by the guest. 

• In the event of unforeseen circumstances, management reserves the right to amend bookings or provide alternative arrangements where necessary.

Right to Refuse Service

• Management reserves the right to refuse entry, cancel reservations, or terminate stays without refund for violations of house rules, unsafe behaviour, illegal activities, or misconduct.
